%99 of the properties we acquire will need some remodeling and it breaks down to 3 levels

1. TLC cosmetics = the house in need of fresh paint new appliances minor repairs

2. Total Re-gut = this include new shower and new kitchen , sometimes will include HVAC system, water heater doors and windows and in most of the time foundation repair.

3. Tear down = might not be worth fixing.

While the common home buyer will prefer purchasing "Move in ready " house , most investors prefer TLC/ cosmetics properties. 

When we Fix and Flip we are looking for major rehab, total re-gut houses that need lots of work! why ?
